To support your planning, the typical fee structure is outlined below. These are reference ranges, not fixed quotes. Final fees are confirmed in writing before any work begins.

Publishing fee ranges is uncommon in the residential design industry. We do it deliberately. Clients who understand what quality design involves make better decisions earlier — about scope, budget, and the level of documentation appropriate for their project. Better information at the outset leads to a smoother design process, more accurate pricing, and a more resolved built result.

Permit Package

Fee: 2.5%–3.5% of construction budget

The Permit Package includes the residential architectural design and documentation required to pursue a building permit. It establishes the proposed building form, spatial organization, principal assemblies, zoning and code information, and consultant coordination required for the permit submission.

Construction Package

Fee: 4.5%–6.0% of construction budget

The Construction Package builds on the Permit Package and includes detailed construction drawings and specifications required for accurate pricing and coordinated execution. Thorough documentation reduces uncertainty during pricing, supports smoother construction, minimizes change orders, and helps maintain the design intent through the building process. The additional investment in documentation provides value before construction begins. By resolving design, material, and construction decisions early, clients gain greater cost understanding, contractors can price more accurately, and important decisions are addressed before they become costly changes on site. .

Extended Construction Package

Fee: 6.0%–8.5% of construction budget

The Extended Construction Package builds on the Construction Package and extends the scope to include interior architecture, interior design coordination, value engineering, and extended construction administration. At its most complete level, architecture and interiors are developed as one coordinated system, forming a cohesive architectural whole. Materials, fixtures, millwork, and key details are developed before construction begins wherever practical, with cost and constructability reviewed alongside design decisions.

Suitable for projects where the immediate objective is obtaining building permit approval. Additional construction documentation, detailing, pricing information, and coordination are not included but can be addressed in subsequent project phases if contracted seperately.

Recommended for most projects that will proceed beyond permit submission. The additional investment in documentation improves pricing accuracy, reduces avoidable construction uncertainty, and resolves important decisions before construction begins, when changes are easier and less costly to make.

Suited to clients seeking a complete architectural design process in which interior environments, material selections, fixed elements, and construction details are developed as part of one coordinated vision. The broader scope extends this coordination through contractor pricing and construction, helping protect the design intent and reducing important decisions left unresolved on site.

Understanding the Difference Between the Packages

The packages are cumulative.

The Construction Package includes the Permit Package and adds the listed construction documentation. The Extended Construction Package includes both earlier packages and adds the listed interior and construction-coordination services.

More comprehensive documentation and continued involvement by baukultur/ca substantially reduce unanswered questions, coordination issues, and budget uncertainty during construction. Concealed conditions and occasional site decisions cannot be eliminated entirely, but resolving the design, materials, details, and consultant information in advance gives contractors a clear basis for pricing and construction. This helps keep price changes to a minimum, except where unforeseen conditions arise or the client changes the agreed scope.

The appropriate package depends on the project complexity, contractor relationship, interior scope, custom details, procurement method, and level of involvement the client expects during construction.

Construction involvement can also be tailored within the agreed package. Some clients want to participate in every discussion and selection. Others prefer the studio to review information, prepare recommendations, coordinate contractor questions, and bring forward only the decisions that require approval.

How Fees Are Structured

Fees are established through a written proposal at the outset and revised only if the project scope changes materially. Factors that may influence the final fee include millwork scope, specialized building systems such as complex HVAC integration or enhanced energy performance requirements, pools, elevators, and other project-specific requirements that affect the level of design coordination involved.

Additional Services

Services beyond the standard design packages — including Committee of Adjustment applications, severance coordination, TRCA coordination, Urban Forestry approvals, As-Built Drawings, Condominium Registration, pre-purchase feasibility studies, and heritage consultations — are scoped separately based on project requirements. Consultants and Other Project Costs

Structural engineers, mechanical designers, surveyors, arborists, grading and civil engineers, energy consultants, planners, lawyers, and other specialist consultants are not included in the package percentages unless the written proposal expressly states otherwise.

baukultur/ca works with an established network of experienced consultants who can be recommended as part of the project team. Each consultant provides an independent fee proposal based on the specific project scope.

Consultants may be retained directly by the client or coordinated through baukultur/ca according to the agreement. Each consultant provides an independent scope and fee.

Clients should also plan for municipal fees, permits, surveys, testing, utility work, construction contingencies, financing, taxes, landscaping, and other owner costs that fall outside the residential design fee.

20-Minute Consultation

Fixed fee: Complimentary ($0)

A focused introductory conversation by phone or video to discuss the property, project type, goals, timing, and the support being considered.

The conversation is intended to determine whether the project and studio may be a suitable fit and to identify an appropriate next step. It is not a design session, zoning analysis, or feasibility study.

One-Hour Consultation

Fixed fee: $289

The fee covers one hour of consultation by Zoom with Felix Leicher. A meeting at the property may be available for an additional fee depending on the location and travel required.

The discussion is limited to the consultation period and the information available at the time. It does not include drawings, written zoning confirmation, a report, or subsequent design work unless separately agreed.

Pre-Design Study

Fixed fee: $1,089 per report

The Pre-Design Study provides a defined early review of a specific property and project idea.

Its scope is limited by the report outcome and review meetings listed below. It is intended to identify preliminary opportunities, constraints, planning assumptions, building-area options, budget considerations, and an initial project path before a full design agreement begins.

The study is not a building permit, legal opinion, survey, engineering report, formal zoning certificate, or guarantee of municipal approval. Its findings depend on the property information and regulations available at the time.

Services outside the three standard packages are scoped separately according to the property and project.

No. They are reference ranges intended to support early planning.

Why are the main packages percentage-based?

The amount of design, documentation, and coordination generally increases with the scale, complexity, and construction value of the project.

The percentage range provides a practical starting point while allowing the final proposal to reflect the actual scope.

Why are the consultations and Pre-Design Study fixed-rate services?

Their boundaries are defined differently.

The consultations are limited to 20 minutes or one hour. The Pre-Design Study is limited to the stated report and review outcome. The broader design packages continue through multiple project phases and are therefore scoped in relation to the project and construction budget.

What is included in the construction budget used for the fee?

The baseline generally includes anticipated hard construction labour and material costs.

It does not typically include land, consultant fees, municipal charges, financing, loose furniture, or other owner costs. The proposal confirms the basis used for the project.

Can I begin with the Permit Package and add services later?

Potentially. Additional documentation or coordination can be added through a revised agreement if capacity, schedule, and project circumstances allow.

Adding construction information later may require revisiting decisions or coordinating work that could have been addressed earlier.

Are fees paid in stages?

Yes. The payment schedule is established in the written proposal and generally corresponds to the project phases and deliverables.

Are consultant fees included?

Not unless the written proposal expressly includes them.

Specialist consultants normally provide independent scopes and fees.

Which package is recommended for most projects?

The Construction Package is recommended for most projects that will proceed beyond permit approval and require coordinated contractor pricing and construction information.

The appropriate choice still depends on project complexity, contractor relationship, interior scope, and the level of involvement required.

Do you work outside Toronto?

baukultur/ca primarily works in Toronto and the GTA. Projects elsewhere are considered according to location, scope, travel, and the services required.
