Every property needs to be read before its development potential can be understood. Zoning is one part of that reading. Lot dimensions, the existing building, neighbouring properties, mature trees, servicing, construction access, approval requirements, heritage or ravine constraints, and budget can each influence what should be built.
Our Pre-Design Study brings these conditions together in one early assessment. We review the regulatory, physical, contextual, and construction parameters that influence the property, test preliminary building-area and massing options, and identify the development direction that appears to make the best use of the site.
The goal is to identify the best development outcome for the property by reading the site as a whole, then translate the complex parameters influencing its development potential into a clear and easily understandable report.
The study is particularly useful when comparing renovation with new construction, evaluating a custom home or multiplex, considering a laneway house or garden suite, reviewing a property before purchase, or assessing a site where planning or physical constraints may influence the project.
What the Pre-Design Study Includes
Site-Specific Zoning Review
Review of applicable zoning, site-specific exceptions, and the principal standards that influence use, setbacks, height, building depth, lot coverage, parking, and building area.
Site and Existing Conditions
Review of the survey and available property information to identify conditions that may influence building placement, access, outdoor space, existing structures, and development options.
Development Potential and Building-Area Options
Testing of realistic development directions and approximate building-area options to understand how the property can be used most effectively.
Building Massing Studies
Simple three-dimensional studies showing approximate scale, form, setbacks, and the relationship of the proposed development to the site.
Initial Ontario Building Code Review
A high-level review of Building Code considerations that may materially influence the project concept or require further investigation.
Planning and Approval Considerations
Identification of likely approval requirements, including potential Committee of Adjustment applications, neighbour considerations, tree protection, ravine requirements, heritage constraints, or other municipal approvals where relevant.
Servicing and Construction Considerations
Early identification of water, sewer and utility servicing, construction access, staging, or right-of-way issues that may materially affect the development approach, project cost, or construction sequence.
Construction Budget Analysis
An order-of-magnitude construction budget based on the proposed project type, approximate building area, and known construction considerations.
Project Path and Consultant Requirements
A recommended development direction, preliminary project timeline, anticipated professional fees, and identification of consultants or further investigations likely to be required.
Kick-Off and Review Meetings
An initial Zoom meeting to establish the project objectives, followed by a meeting to review the report, development options, and recommended next steps.
What You Receive
The completed Pre-Design Study brings the findings together in a concise report intended to make the property’s development potential easy to understand. It identifies the principal opportunities and constraints, compares the development directions tested, and provides a recommended path for advancing the project.
Scope and Limitations
The Pre-Design Study is an early-stage assessment based on the property information and regulations available at the time. It does not replace a survey, engineering report, arborist report, heritage study, planning opinion, formal zoning certificate, construction estimate, permit submission, or municipal approval where those services are required. The report identifies when additional specialist review should form part of the next stage.
